Over the past five years the words “real estate” have led to many discussions and debates. The waves of emotion that came from the run up and bubble caused too much drama in people’s lives. Homes were meant for long-term investments and the five years around it caused some people to make decisions, good and bad. People thought they had a safe nest egg in the home they have poured thousands of dollars into, yet that property is now worth what it was 12 to 15 years earlier. Luckily, the market is starting to move past this.

Some of the changes we are seeing in the market should be good for the Ahwatukee Foothills community. Home prices are starting to rebound and most home sellers are able to list their property 20 to 25 percent higher than a year ago. Inventory and time on the market are both down and some homeowners are getting more than one offer when selling.

Foreclosures are going down as people can sell themselves out of a bad situation while home prices gain speed again. Home builders are also seeing better numbers and improved sales as the market recovers. Hopefully this trend continues and we see a slow, natural recovery.

As hot as a topic that this is, those of us at the Ahwatukee Foothills News feel that we could bring more coverage to the local community aimed at making us all better consumers. I have spent time with business leaders around the area and it’s a topic that still creates emotion as discussions come up.

That is why we will be bringing back a dedicated real estate section twice a month in the Ahwatukee Foothills News print edition. The section will be dedicated to helping answer questions that we are now having about the Ahwatukee real estate market.

Starting on Friday, Feb. 8, and running two Fridays a month moving forward, look inside the paper for our new eight-page real estate section. In it you will find homes sold in your ZIP codes, read real estate and home building industry news and views from our staff and local contributors, lists of weekend open houses and a chance to see what is new on the market.

If you are a ‘Tukee resident, agent, broker or someone who may be interested in contributing to the section, we would like to hear from you. Reach out to our managing editor, Kelly Mixer, at kmixer@ahwatukee.com and share your story with her. The most important thing to remember is the content you share must be valuable and educational to our readers and not an advertisement.

I look forward to 2013 and what this new real estate trend means for local residents. Please stay informed and enjoy the new section.
