New Lennar subdivision under construction in Foothills: Homes available for purchase before models are built

Construction is under way at the new Lennar Homes subdivision near Desert Vista High School in Ahwatukee Foothills and because of a significant amount of interest, the company is allowing people to purchase homes before the models are even built.

There are five plans that will be available in Discovery at Desert Vistas near the northeast corner of 29th Place and Glenhaven Drive. The homes will vary from three bedrooms to five bedrooms, and the square footage ranges from 1,640 to 2,900. Lennar plans to build 49 homes in the subdivision.

Lennar built a “NextGen” model home in the parking lot of IKEA in late 2011. The home was meant to showcase Lennar’s latest concept of building a home within a home that allows multiple generations to live together, but have separated space. Alan Jones, Lennar’s Arizona division president, said many residents from Ahwatukee visited that home and expressed interest in bringing that concept to Ahwatukee Foothills.

“Since that time we’ve been trying desperately to find something,” Jones said.

There is only one NextGen plan available for Discovery at Desert Vistas. It’s a two-story, 2,250-square-foot home with a one-bedroom apartment on the first floor that can be shut off to the rest of the home.

Lennar ran into some difficulty trying to price the homes in Ahwatukee Foothills. Most pricing is based on what other new homes nearby are selling for, but there are no other new homes being built in Ahwatukee, Jones said. That’s why Lennar, with the help of half a dozen local brokers, has created a suggested price for each plan. The suggested prices range from $230,000 to $330,000.

Those who are on Lennar’s “interest list” will have a chance to purchase their home early. Lennar plans to send out letters to those people on Wednesday, June 12. The letters will contain an offer sheet and suggested pricing. People can pick out the plan they are interested in and submit an offer. All offers will be considered, Jones said.

“We have other locations where you can go and see the homes,” Jones said. “We’ll work with you and help you in any way to figure out if it’s the right community for you.”

Lennar has already sold four homes in the subdivision through this method.

Sixteen homes are currently under construction. Jones said the plan is to build six homes each month and be completely built out in about nine months.

Lennar owns one other plot of land in Ahwatukee Foothills near 17th Avenue and Pecos Road. They’re still working through planning and engineering for that site.

For the past five years, Ambassador Academy in Ahwatukee has been offering its students a small-classroom setting.

Each class has no more than 15 students, which Dr. Elba Iris Reyes, Ambassador Academy’s principal, said is what sets it apart from other charter schools.

The school’s current enrollment stands at 47 students from kindergarten through fifth grade.

“We have academic excellence in teaching and learning, we have high expectations for our teachers and their practices, and we have high expectations for our students,” Reyes said. “We also focus on leadership and character development.”

Ambassador Academy’s Parent Teacher Organization is devising fundraising opportunities to raise money for the school’s playground facility.
