The luxury home market in Ahwatukee got another shot in the arm for the second consecutive month as a nearly 6,000-square-foot home in Canyon Reserve closed for $1.47 million.

The sale of the two-story home in the 14000 block of S. Rockhill Road was handled by Rachael Richards of Rachael Richards Realty, who credited her success partly to an exclusive program she created called Elite Services, which she described as “tailored to marketing high level homes along with providing the ultimate service experience.”

Rachael Richards Realty is the listing brokerage for two of the three most recent homes that sold for over $1 million in Ahwatukee, she said.

The Rockhill Road house, built in 2002, has five bedrooms and 5.5 baths plus an office.

Located on a two-acre hillside lot, it was “was built with meticulous care and planning from the ice-block construction to the open design with amazing views from every window,” according to its description on Multilist.

With upgrades such as surround sound, lighted coffered ceilings, Pella windows, polished travertine floors, and a central vacuum system, the house also boasts a chef’s kitchen with custom cabinetry, lighted glass front buffet, granite counters and Viking designer appliances that include a six-burner gas stove.

The great room makes entertaining easier since it has its own fridge, sink and prep counter – which contributed to the home’s description an “an entertainer’s dream,” as did the three-car garage that has a huge storage area that already has been plumbed and wire for a wine cellar.

The master suite offers a perfect retreat when entertaining gets tiring. It sports a custom-corner picture window, propane fireplace, private double-doors leading to the backyard and a huge walk-in closet.

Not only does every bedroom have its own bath, but one has a private access to make it a semi-private guest.
