Home builders are breaking ground in Ahwatukee

In the wake of the downturn that launched in 2008, it’s old news by now that the construction industry took a massive hit. Nearly half of those in the construction business were forced to find work elsewhere. Today, even as the housing market — and by default the contracting industry — rejuvenates, reports over the summer showed a weaker pool of skilled labor available to meet the spike in demand for new homes. But you wouldn’t know it by all the new homes that will be available in Ahwatukee!

Even with a smaller workforce, some builders are expanding and producing scores of homes across our community. It is encouraging for those of us in the industry that long to see the return of a plentiful home supply, and a thriving construction industry. Check out the following opportunities for brand new homes in 2013 and 2014:

Discovery at Desert Vistas

Lennar Homes has started construction on Discovery at Desert Vistas located at 32nd Street and Chandler Boulevard. The subdivision boasts 49 home sites with plans under way. Homes range in size from 1,640 square feet to 2,903 square feet, with base prices starting at the mid-$200,000s ranging to $300,000-plus. Standard features include six-panel interior doors, Satin Nickel hardware, GE Black appliances, Moen chrome fixtures, 30” Timberlake maple flat panel cabinets, laminate counter tops, showers and tubs with surrounds, elongated toilets, vinyl windows, 14 SEER energy-efficient HVAC, and pre-wired for electric, phone and cable per plan — with loads of optional upgrades and custom packages to choose from. They mean it when they say, “everything’s included!”

Rosewood Villages at the Foothills

The award-winning Rosewood Homes has broken ground across 11.9 acres, showcasing 59 unique, energy efficient homes in Foothills’ newest gated community, Desert Foothills Marketplace. Nestled near Desert Foothills Parkway and Chandler Boulevard, single-family home floor plans range from 1,700 square feet to 2,400 square feet. The homes will feature lush landscaping and owners will enjoy the fantastic sense of community for which the Foothills has earned acclaim. This certain to be sought after community will include access to recreational amenities such as a fire pit, barbecue area and event lawn. No pricing has been released yet, but the grand opening is expected early in 2014. Stay tuned.

Vantage Phase II at Club West

WestStone Communities plans to open Vantage Phase II, an exclusive condominium community that offers lush living at an affordable value, in early 2014. Phase II will include 127 brand new luxury condominiums, with two or three bedrooms, ranging from 1,170 to 2,168 square feet, starting at the low $200s. Single or two-car garages are available. Vantage (Phase I) is complete, nestled within walking distance of the South Mountain Preserve. This private gated community serves up two swimming pools and spa, outdoor entertaining areas, a movie theater and fitness center, and a resort-style clubhouse complete with a gourmet kitchen. One-of-a-kind custom lots

Can’t seem to locate your dream home from those available? According to the ARMLS, there are currently 20 custom lots available in the Ahwatukee area for sale. They are spread out between various communities starting with Ahwatukee Custom Estates, Canyon Reserve, The Sanctuary, Tapestry Canyon, Summerhill and Calabrea. Prices range from $150,000 to $1.5 million, and lot sizes vary from a half acre to more than 2 acres. Create the home that matches the one of your dreams, with the style and amenities you crave.

Keystone Montessori

Keystone Montessori has come a long way since its founding in 1995. Back then it was operated out of the founder’s home before eventually moving on to rent rooms from Horizon Presbyterian Church. It was only in 2000 that they had gained a strong enough enrollment to move into the facility where they currently reside on Liberty Lane, just off Desert Foothills Parkway and across from the Ahwatukee Foothills Family YMCA.

The school services students as young as 18 years old, as part of their toddler program, and as old as ninth-graders. The current enrollment is around 320 students, who all have access to Spanish, music and arts programs in addition to the full Montessori curriculum.

“We provide an authentic Montessori education which focuses on the independence and whole development of the child, including academic as well as social and emotional growth,” said head of school Cindy Maschoff. “We want our students to become independent citizens of the world.”

The school will be taking the time to present the concept of Montessori education to the public Jan. 29 and 30. At the presentations the school will provide a clear understanding of what Montessori education looks like at each level of education. Those wanting to attend should plan on going to both meetings, with the Jan. 29 meeting going from 6-7 p.m. and the Jan. 30 meeting from 9 a.m. to 1 p.m. The meetings require attendees to RSVP, which can be done by emailing laura@keystonemontessori.com.
