It continues to be all about supply and demand in the Ahwatukee Foothills marketplace.
The supply of single-family home inventory in ZIP codes 85044 and 85045 has increased slightly year over year by 3 percent and 5 percent, respectively. ZIP code 85048 has been relatively flat. Currently, there are 925 active listings in 85044, 325 listings in 85045 and 1029 active listings in 85048. However, this is still a decline in the month by month totals.
The number of listings under contract has increased by approximately 20 percent in all areas. The sold volume for these same ZIP codes has increased approximately 11 percent with a sales volume of $117,693,836, $50,951.533 and $153,367,393, respectively.
This continues to be good news for our marketplace. For homeowners who desire to sell at this time, there are buyers ready, willing and able to perform. Short sales are getting closed in a more timely manner. This is due to the assistance of real estate agents who are working closely with sellers and their lenders to get the pertinent information submitted for approval.
Interest rates continue to be at a record low. This, combined with 2003 pricing of homes, makes homeownership more affordable than it has been in years.
