The mayor and City Council approved implementation of the Five Day Development Site Plan Review process, reducing the time it takes to begin construction. This recommendation resulted from the work of the Development Process Ad Hoc Task Force, co-chaired by Councilmen Tom Simplot and Sal DiCiccio. The new process will begin July 1, 2013.
“These reforms make Phoenix the best in the nation for doing business, creating jobs and allowing the private sector to grow the regional economy,” Councilman DiCiccio said. “These give big and small businesses, in Phoenix or those considering moving here, a distinct and valuable advantage doing business here in Phoenix. They can walk into City Hall and walk out with what they need to get their businesses started.”
This process reduces the turnaround time for most site plan reviews to five days, from the current time of one to 30 days. The site plan serves as the foundation of a development process, creating a plan for the building’s location on the site; infrastructure such as water, electric and gas; landscape, parking and ADA requirements.
The implementation includes the addition of five new permanent positions and contract staff for a period of six months. Planning & Development Department contingency funds set aside for this purpose will be used to fund these positions. No general funds will be used.
