Council approves development of lot at Desert Foothills and Marketplace

The Phoenix City Council has approved the rezoning of land near Desert Foothills Parkway and East Marketplace in Ahwatukee Foothills, preparing the way for Rosewood Homes to build a 61-unit development on the land.

Michael J. Curley, the attorney representing Rosewood Homes, said the developer will now have to go through the permitting and site plan process with the city. They estimate it will be about six to eight months before they break ground.

“He’s going to be buying the property and the intention is to move forward,” Curley said. “He’s anticipating that’s going to be a very successful development.”

The homes, which will range from 1,700 to 2,500 square feet, are expected to be in the $200,000 to $300,000 range. Each will be two stories with a separate garage. Some of the units will have pools. The community will be gated and have designated guest parking throughout.

The land was previously zoned for commercial use. At one time a Wal-Mart was expected to be placed on the land but the plans eventually fell through.

The Ahwatukee Foothills Village Planning Committee approved the rezoning on July 23.
