Village Planning Committee to review Rosewood Homes proposal tomorrow

In the next step of the rezoning process, developers and representatives of the new Rosewood Homes site planned for Ahwatukee presented details and ideas to nearby residents last week.

David M. Kitnick, founder of Rosewood Homes, explained that the 61-unit development proposed for the empty lot near Desert Foothills Parkway and East Marketplace would be a gated community with a park and barbecue area, and could start to phase in residents within two years.

With an overall positive reaction from the open house’s attendees on Wednesday, most were curious about the development’s aesthetic details.

Each home will be two stories, have separated, two-car garages, allocated guest parking spaces throughout the development, and some of the units will have swimming pools.

Priced from $200,000 to $300,000 for the luxury homes, Kitnick said they are well-made and unique to each area.

“We’re not trying to be the least expensive, that’s not us, that’s for somebody else,” Kitnick said during the presentation.

Danny Valadez, a 25-year Ahwatukee resident, said he is excited for the lot to be used for something other than more retail.

“I was curious, and came down to hear what they had to say,” Valadez said of the open house.

Valadez also mentioned his hope for the homes to “increase the value for the surrounding area.”

Though similar to Rosewood’s Vistancia community in Peoria, Kitnick said each of the sites are unique to their part of town.

“We design homes that we think make sense for the specific area,” Kitnick said.

Part of the rezoning plan’s next step, the proposal will go before the Ahwatukee Foothills Village Planning Committee tomorrow, July 23, at Pecos Community Center, 17010 S. 48th St.
