Proposed Site Plan Rendering

There are plans in the works to turn an empty lot next to Desert Vista High School’s athletic fields into a 49-home, single-family subdivision.

Those plans were shown to the Ahwatukee Foothills Village Planning Committee during its April 23 meeting as the developer requested a change in zoning for the 9.45 acres.

The developer, Lennar Homes, has plans to turn the empty lot at the northeast corner of 29th Place and Glenhaven Drive, behind the Church of Jesus Christ of Latter Day Saints building, into a 49-home subdivision with its own small homeowners association.

According to a report compiled by the city of Phoenix, the site plan sent to the city provides for 49 lots with an average size of 45 feet wide by 97.5 feet deep. The plan includes two retention basins and public spaces at the north and south entrances to the development. The plan also calls for a fence of some sort to be built between the high school and the subdivision.

The Village Planning Committee unanimously approved the rezoning and congratulated the developers on the smart design of the subdivision, but warned about possible problems with parking and kids hoping the fence into the subdivision. Jeff Gunderson, senior vice president of land development for Lennar, said that there would be mention in the subdivision’s Codes, Covenants and Restrictions of the high school and its operations so that residents would be aware. The company is also considering restricting parking within the subdivision.

Lennar has informed neighbors of plans to build and had meetings with those neighbors. Plans are still in the preliminary stages, but the company hopes to be closer to construction by the summer of 2013.
